Project Manager/Estimator

Position Summary: The Caisson Company is looking for a Project Manager/Estimator to help our team be the best it can be! The ideal candidate will have the ability to plan, budget, oversee and document all aspects of the electrical projects you are working on. Work closely with upper management as well as project engineer and project foremen to ensure that the scope and direction of each project is on schedule and within budget. Participate in the conceptual development of an electrical construction project and oversee its organization, scheduling, and implementation.

Primary Duties:

·         Manage all financial aspects of projects through ongoing job forecasting.

·         Manage contract and change order negotiations.

·         Negotiate all contracts between Reliance Electric and contractor or owner groups.

·         Send negotiated contract to Risk Officer for review and approval.

·         Sign negotiated and approved contracts.

·         Negotiate, create, and review change orders with Management’s assistance.

·         Work with the client from the start of each project to ensure project scope and vision are understood.

·         Oversee pre-construction meetings to ensure successful handoff from estimating to field.

·         Collaborate with design team and prefabrication processes.

·         Set clear goals and expectations with foremen.

·         Regularly (at least monthly) visit each jobsite and walk each project with foremen.

·         Negotiate and resolve all customer concerns.

·         When necessary, estimate change orders for assigned projects.

·         Manage each assigned job’s closeout procedures.

·         Participate in and conduct post project reviews to determine areas for future improvement.

·         Review weekly with each foreman the Job Progress Worksheet (in person at least monthly).

·         Review Project Engineer’s work performed.

·         Submittals to architects, engineers, and contractor

·         RFIs

·         Document and Drawing Control and Management

·         Assist Negotiate the best possible price with vendors, suppliers, and subcontractors.

·         With the assistance of Project Engineer, prepare accurate purchase orders and timely cost estimates.

·         Approve all vendor invoices associated with each project.

·         Respond to architectural and engineer plan revisions and re-distribute revisions to foremen.

·         With Project Engineer’s assistant, perform and review material take-offs.

·         Create the schedule for each project and match talent to the job.

·         Work closely with Project Executive, Operations Manager, and HR on workforce needs.

·         Negotiate electrical gear and lighting with owners, general contractors, and suppliers.

·         Coordinate with and meet local power companies regarding project requirements.

·         With Project Engineer’s assistance ensure

·         Local and state codes and requirements are met.

·         Provide product submittals to architects, engineers, and other stakeholders.

·         Prepare change orders.

·         Prepare draw requests.

·         Review and regularly (at least monthly) update job budget reports with accounting

·         Coordinate and provide warranty work upon request.

·         Any other duties as assigned.

·         Demonstrates the ability to tactfully handle difficult situations.

·         Builds long lasting relationships with internal and external customers that are built upon trust and delivering results.

Judgement & Decision Making

·         Seeks guidance and direction as necessary for performance of duties.

·         Demonstrates good judgment in investigating problems.

·         Able to apply sound judgment and problem-solving skills to complex projects.

 

 

Basic Requirements:

Prior electrical jobsite experience (apprentice, licensed journeyman, and Superintendent/Foreman) in construction setting is highly recommended, but not required.

·         Proficiencies and skills in Outlook, Excel, Word, Procore, Bluebeam, and Accubid.

·         Proficiencies in reading, understanding, and tracking job financial reports and budget documents.

·         Prior administrative experience in a construction setting (Hotels, multi-family apartments, assisted living facilities preferred) is highly recommended, but not required.

·         Ability to delegate (not abdicate) duties assigned to Project Engineer.

·         Very knowledgeable in NEC (National Electrical Code) and how to construct an electrical project to meet the current adopted and/or amended electrical codes per Local Authority Having Jurisdiction (AHJ).

·         Results-orientated with proven ability to organize, plan and prioritize work to meet deadlines.

·         Excellent verbal, written, and presentation skills; communicates effectively and in a timely manner with management, employees, customers, and vendors.

·         High level of motivation, integrity, and commitment to team and customers

·         Strong work ethic with an unwavering commitment to quality and professional work

Experience:

·         Project management: 2 years (Preferred)

·         Construction: 2 years (Preferred)

·         Estimating: 2 years (Preferred)

 

Physical Demands and Work Environment:

Must be capable of working in an office setting with other employees as well as job sites where temperatures and noise levels can fluctuate.

As we are a small employer, employees are expected to have regular and punctual attendance.

Salary: starting $60,000 including bonuses, commensurate with experience.
